Koop<\/h2>\n

Als het biedproces succesvol is verlopen, resulteert dit meestal in een voorlopig koopcontract \u2013 compromesso di vendita. Hierbij is een aanbetaling \u2013 caparra \u2013 wettelijk verplicht. Hiermee wordt voorkomen dat het huis aan een andere ge\u00efnteresseerde wordt verkocht tenzij de aanbetaling dubbel wordt terugbetaald. Uiteraard controleren wij of alle vereiste documenten betreffende kadaster, de eigendomsrechten, een mogelijke hypotheek, of ander beslag, bouwvergunning etc.. Indien nodig maakt onze geometra ook een bouwkundig rapport van de staat (van onderhoud) van het gebouw.<\/p>\n

De notari\u00eble overdracht vindt meestal plaats in een later stadium, mede omdat de verkoper vaak tijd nodig heeft alle documenten te regelen. In dit stadium heb je al wel een Italiaans fiscaal nummer en een Italiaanse bankrekening nodig. Ook bij het regelen van al deze zaken kunnen wij je helpen.
Als zich tijdens het proces specifieke juridische vragen \/ problemen voordoen, dan kun je rekenen op onze nauwe samenwerking met Nederlandse \/ Italiaanse juristen en fiscalisten.
